FAQs
Do you offer short-term rentals?
No, the vision of Poplar Creek is a village for long-term residents. For that reason, we do not offer short term rentals. However, owners may opt to rent their homes when they are not owner-occupied. This is done privately through the owner.
What is included in the lot rental?

✔Access to community amenities
✔Trash and recycling services
✔Ground maintenance
✔High-speed internet
Each lot is equipped with:
✔50 AMP electrical service (separately metered
✔Septic connections
✔Municipal water (separately metered.
Utility fees (water and electricity) are billed separately to each resident.
Do you accept “schoolies,” van conversions, container homes or motorized RVs?
No, not at this time. All homes must be park model tiny homes or tiny homes on wheels, meeting the ANSI A119.5 standards or RVIA standards. No other alternative living quarters are housing will be accepted.
Do you build homes for the community?
Yes, we have partnered with a builder who can build you a high-quality, reasonably priced home. We offer two standard models but we can work with you to design a custom home of your dreams. You also have the option of purchasing a tiny home from any builder of your choosing, so long as appropriate certifications and insurance requirements are satisfied.

Poplar Creek is surrounded by incredible outdoor destinations and local cultural landmarks, including:
Thermal Belt Rail Trail – A 13.58-mile paved trail connecting Rutherfordton, Spindale, and Forest City.

How do I secure a lot?
Securing a lot at Poplar Creek requires:
Application & Background Check – Includes a credit check to ensure financial qualification.
First-Come, First-Served Lot Selection – Once approved, residents can choose from available lots.
Deposit Payment – A security deposit, and first month’s rent, and annual amenities fee are required to finalize your lot rental.
Do you allow pets?
Yes, pets are welcome! All pets must have up-to-date vaccinations, including rabies. Restrictions include:
✔ A maximum of two pets per home
✔ A 70 lb. weight limit
✔ Certain breeds may not be permitted due to insurance regulations
Dogs must be leashed in common areas, and owners are responsible for cleaning up after their pets.
Can I have a shed or extra storage?
While sheds are not permitted on individual lots, onsite storage is available for an additional fee.
